Beachscape Kin Ha Villas & Suites Review: Beachfront Hotel in Cancún

A few months ago, right in the middle of February, deep in Canadian winter, my boyfriend hit me with a “we’re going to Cancún in a few days for your birthday.” No hesitation needed, my bags were packed, and I was ready to trade Canadian snow for Mexican sunshine, even if just for a few days. In this article, I’m sharing my review of the Beachscape Kin Ha Villas & Suites hotel in Cancún. I also have a full article on things to do in Cancún to help you plan your trip.

The location

Finding a hotel in Cancún that was close to the beach, close to downtown, and didn’t cost a fortune wasn’t easy. We knew we didn’t want an all-inclusive (I don’t drink alcohol, so that’s not necessarily the best value for me). Beachscape Kin Ha Villas & Suites was a good compromise: direct beach access, a 15-minute walk from downtown, and pretty easy to get to from the airport.

Check-in and staff

The concierges at the entrance were super welcoming, they even shared some good tips with us. The reservations staff was just okay, nothing unpleasant, but nothing amazing either.

The room

We’d booked a simple room with two double beds. We were on an upper floor, with a view of the parking lot and the road. We had a small balcony overlooking the hotel garden. That said, the road was fairly noisy, so I’d recommend trying to get a room on the beach side instead.

The bathroom was split into two parts: the sink and mirror were in the room itself, while the shower and toilet were in a separate small room.

The safe was too small to fit all our electronics (as a content creator, that’s a really important detail, we need a good-sized safe).

Breakfast / Restaurant

We had drinks, snacks, and meals at the hotel. No complaints there, the food was fairly standard. There are two separate restaurants: one in the main building where breakfast is served (which we didn’t book), and another closer to the beach.

Amenities

There’s a pool, fairly large, but oddly enough, not many people used it. The loungers around it, on the other hand, were all fully occupied. A few kids in the pool from time to time, but overall, it was pretty quiet.

The gym was very basic, don’t count on it if you want to stay in shape during your trip.

Direct beach access: the biggest selling point of this hotel. You have direct access from the hotel, and you can easily head back up to your room if you need something. Loungers are available too. This is, for me, the biggest advantage of this hotel. I know it’s not the only one in Cancún with this, but in terms of price and location with beach access, it was really good value for money.

Vibe

It was very quiet, a hotel mostly frequented by retirees and a few families. If that’s your thing, go for it. If you’re looking for a livelier atmosphere, this isn’t the place for you.

Value for money

We were there in February, a fairly busy time for Mexico, with lots of Americans and Canadians escaping the cold. The price was pretty fair for the service and the hotel itself.

Who is it for?

Ideal for slightly older travelers, we also saw several groups of friends together, and a few families. Great for people who want to stay right by the beach and pool, in a quieter environment than an all-inclusive. We were clearly the youngest ones there!

What I wish I’d known beforehand

I think the way the hotel is presented online is pretty accurate to the experience we had. Maybe I would have liked to know just how quiet it was, but that might just come from the image we have of hotels in Mexico being livelier. Either way, no bad surprises for us.

My overall review of the hotel

It was a good hotel in terms of value for money, location, and beach access. The service and the room were a bit dated, but not to the point of being unpleasant. I really liked that we could walk straight from the hotel to the beach and stroll along the water. It was really enjoyable.
